Yearly Rental Policies

Rental Policies and Procedures

Thank you for choosing Seaport Village Realty, Cape Cod’s Premier Full Service Real Estate Office. This list of policies and procedures is to ensure that the renting process goes as smoothly as possible, so you can get settled into your new home quickly! Please notify your agent if you have any questions.

Payment Policies:

Most of our properties require first month’s rent, last month’s rent and a one month security deposit due at the time of lease signing to secure the rental. A deposit of one month’s rent is due prior to the drafting of a lease. This month can count towards your first, last and security due at signing. All deposits must be in the form of a certified check, money order or cash.

Rent: Due dates and delivery locations will vary, please check your lease!
Rent is generally due on the first of every month in advance. However, this can vary so please check your lease to ensure prompt payment of rent. Rent can be paid in the form of a personal check.

Rent is due to the stated party and location on the lease. In most cases rent must be mailed to a specific address no later than the due date. Information about where to send rent checks can be found in the “Additional Provisions” section on the 4th page of your lease. Please check leases before mailing rent.

Property Management: Properties that are managed by Seaport Village Realty must make all rent checks payable to Seaport Village Realty. Rent is due to our office at 128 Main Street, Hyannis, MA 02601 by the date specified on your lease. Rent due to Seaport Village Realty may be mailed or dropped at our office. Please do not mail cash. For rent dropped off outside of business hours (Mon-Sat 9-5) there is a mail drop beside the front door.

Applications: All persons over the age of 18 must complete a Rental Application to be considered for tenancy in a Year Round rental property. Incomplete applications will not be processed. There is a non-refundable $20.00 fee for each application. Processing of an application does NOT guarantee that a tenant will be accepted. All decisions to grant tenancy are made by the Landlords; Seaport Village Realty is not responsible for the acceptance or denial of any tenants.

Accommodations:
Descriptions: We make every effort to ensure accurate descriptions of the homes we represent. However, owners can and sometimes do make changes without notifying us. Seaport Village Realty cannot be held responsible for typographical errors, omissions, price changes, and changes made by owners including but not limited to, furnishings, equipment, bed arrangements, etc. If a tenant does not personally inspect the premises prior to signing their lease, they agree to accept the rental property as is, provided it meets the basic standards of habitability under MA law. The tenant will not be entitled to a refund and will have no recourse against the agent or Seaport Village Realty if the property does not meet their expectations.

Occupancy: Total occupancy in properties may not exceed the maximum number of occupants allowed as shown on page two (2) of the lease agreement. Children, including babies of all ages, are counted in this total. Violation of the occupancy limit is grounds for immediate eviction.

Subletting: Tenants will not be permitted to sublet any properties without express permission from the property owner.

Pets/Allergies:
Most of our homes do not allow pets. The owner may still have had a cat or dog in residence. We can make no guarantee for an allergen-free home. Failure to abide by a home’s no pets policy by allowing pets on the premises, either your own or a guest’s is grounds for immediate eviction.

Smoking: Unless stated to the contrary in your lease, smoking is not permitted in our rental properties. If there is evidence that smoking has occurred inside a non-smoking rental property you will be charged an additional $1,000.00 cleaning and ionization fee- THIS IS A VERY SERIOUS OFFENSE AND OUR POLICY IS STRICTLY ENFORCED.

Agency Disclosure and Property Maintenance: Seaport Village Realty represents the property owner(s). We make every effort to assist tenants. Seaport Village Realty is a vacation rental company and the management of the property is the sole responsibility of the owner.
